How to evaluate a real estate agent contact list

Five checks that tell you more than a headline record count.

Start with what you will actually use. A recruiter needs license details; a photographer needs office location and email.

  • Compare unique emails to agent records. A big gap means many shared office addresses.
  • Look for separate refresh and verification dates. One undated "updated" badge tells you little.
  • Ask for fill rates per column, not just the column list.
  • Inspect a sample for your own area, not a generic one.
  • Read the replacement terms before you buy, including the time window.
